The flat is situated in the heart of Bruntsfield, a great location that has tons of local amenities, supermarkets, boutique shops, bars and restaurants. It is roughly a 20 minute walk to Edinburgh uni, 15 to ECA and Napier is just around the corner. There is also a main bus route outside that can take you most places.

It is a top floor flat (3rd floor), but you are rewarded with a view towards the castle at the front and the Pentland hills at the rear. There is nice level of privacy to the flat, as there is no high-rise tenement on either side of the flat. The flat has two bedrooms, the room for rent was recently decorated, is fully furnished, with a comfy double bed, large wardrobe, mirror, desk and chair. The flat still has all the character while being updated and modern.

The lounge has two sofas (one of which is sofabed for guests), gas fireplace that is great in winter, a 42 inch LCD TV and xbox, bookshelf, bay window, stereo, a soft persian rug covering the original floorboards. The entrance hallway and bedrooms have nice carpets. There is a large central boxroom that has plenty of storage and several shoe racks.

The bathroom is all fairly standard but fairly new and all in working order! There is plenty of storage, and heated tower rail which makes a nice difference. The kitchen has a large range cooker, and oven that will cook almost anything. There is also a dining table, fridge and freezer and a small utility room that houses a washer/dryer. It is fully equipped, with toaster, TV, radio, blender and a full glassware and cutlery set.

A little about me, I'm in my fourth year in Architecture at ECA, so am working a fair amount. Having said that I almost always make time to go out and socialise with friends whether that be to a movie, sport or a good night out.

The ideal move in date would be around the end of February, but is fairly flexible. Ideal candidate would also be a student.
